Toronto LOFT's Rental Services

Exposure

  • Expose your LOFT on TorontoLOFTS.ca, Toronto's Premier LOFT Destination with over 100,000 page views a month
  • Place your LOFT for rent on MLS for all other Toronto Realtors to view
  • Publish your LOFT for rent on Realtor.ca, Canada's national Real Estate destination

Finding your tenant

  • Schedule and co-ordinate showings to prospective tenants
  • Thorough tenant pre-screening including, but not limited to, income and employment verification, credit and reference checks

The agreement

  • Prepare, review and present Offer to Lease and final Lease Agreement
  • Facilitate and negotiate monthly rental rate and term of your LOFT lease
  • Collect post-dated cheques for duration of lease when applicable

One month's rent

Property Management

Day to day

  • Turn key, hassle free management of all rental operations on behalf of the owner
  • Pro-active tenant relations including lease administration and compliance
  • Emergency Services

The money

  • Monthly rent collection, deposits, electronic fund transfers and income statements
  • Payment of operational related expenses such as appliance, plumbing and hvac repair

The property

  • LOFT maintenance and repair e.g. inspections, cleaning, painting, etc. (tax deductible)
  • LOFT re-rental inspection, preparation and up-to-date rental pricing valuation

Compliance

  • Annual government allowable rent increase administration
  • Residential Tenancies Act administration

How many lofts are available to rent in Toronto right now?

227 lofts are currently listed for rent here, across hard loft conversions and purpose-built soft lofts in buildings throughout the downtown core. The number changes daily.

What is a furnished loft?

A furnished loft is let with its furniture included, ready to move into. They suit relocations and shorter stays, and the board records furnishing as a field on the listing, so they can be filtered for directly rather than guessed at from the photographs.

How often are the rental listings updated?

Hourly, from the Toronto Regional Real Estate Board feed (TRREB/PropTx), with a full reconciliation overnight. A loft that is leased stops appearing here the same day.
